Asbestos roof replacement in Cape Town
Asbestos roof replacement means removing the old asbestos cement roof legally and fitting a new one, planned as one project. We take off and dispose of the asbestos under our Type 2 registration, wait for the clearance certificate, then fit IBR, corrugated, Klip-Lok, standing seam or tiles, with new gutters and fascias.
Indi Maintenance Services (Pty) Ltd, Registered Asbestos Contractor (Type 2), certificate 2025RAC/CI-180, valid until 26 August 2028. Verify it with the Department of Employment and Labour.

One project, one company
You don't need to coordinate an asbestos contractor and a roofer. We remove the asbestos, the inspection authority issues the clearance certificate, and we fit the new roof straight after, so nothing falls between two contractors.
Choosing your new roof
- IBR and corrugated sheeting. Light, and suited to the low pitches of most asbestos roofs.
- Klip-Lok. A concealed-fix profile, with no fixings through the top of the sheet.
- Standing seam. A modern metal roof with concealed fixings.
- Concrete and clay tiles. Heavier and quieter in the rain, if the structure and pitch suit them.
Once the sheets are off, the purlins and trusses are fully visible, and any that have failed are replaced before the new roof goes on.
Solar panels on an asbestos roof
Panels can't be mounted on asbestos cement, so many owners replace the roof with solar in mind. Tell us at the site visit and we'll plan the new roof around your installer's requirements.
Questions we get asked
Can I replace an asbestos roof with IBR sheeting?
Yes, it's one of the most common choices, especially for factories, warehouses, garages and carports. IBR is light, quick to fit and suits the low pitches many asbestos roofs have. Near the sea we specify sheeting and fixings suited to coastal exposure, and we check the purlins and trusses before the new sheets go on.
Can a tiled roof replace asbestos sheeting?
Often, but it depends on the structure. Tiles are much heavier than sheeting and need more pitch to shed water than many low-pitched sheet roofs have. If the structure can't carry them or the pitch is too low, the roof structure has to change. We'll tell you at the site visit.
Should the gutters and fascias be replaced too?
On most asbestos roofs, yes. The asbestos cement gutters, downpipes and fascias come off with the sheets under the same plan of work, and we fit new gutters and fascias, so the new roof drains properly from day one.
How long is the building open to the weather?
As short a time as we can manage. On larger roofs, removal and the new roof follow each other in sections, and the open-roof stages are planned around the forecast, which matters most in Cape Town's winter rain, roughly May to August.
Can solar panels go on an asbestos roof?
No. Fixing panels means drilling and disturbing the asbestos cement, so the roof has to be replaced first. Tell us about your solar plans at the site visit and we'll plan the new roof around your installer's requirements.
